Deadbolt Installation

The back door has a deadbolt in name only: a short bolt, a thin brass strike held by two little screws, and a jamb you can flex with your palm. It was fine for a builder's showing.

In plain words

If your door already has a knob or lever bore and nothing above it, adding a deadbolt is a boring job in the literal sense. A jig clamps to the door at the right height, usually 140 to 150 mm above the knob centre, and guides a hole saw through the face and a smaller bit through the edge. The locksmith mortises the edge so the bolt faceplate sits flush, sets the bolt to the door's backset, then fits the cylinder outside and the thumb-turn inside. The frame is marked from the bolt itself, bored and chiselled for the strike, and the lock is tested open and closed.

Sound familiar?

The old deadbolt has grown lazy. You turn the thumb-turn and the bolt creeps out halfway, then needs a second push with the door pulled tight. Some mornings the key has to be jiggled before it will come back out.

How the visit goes

  1. 1

Glass, sidelights and what is within reach

Glass changes the conversation about which deadbolt to fit. A pane in the door or a sidelight within an arm's reach of the lock means an inside thumb-turn could be reached by breaking the glass, which is why double-cylinder deadbolts are sometimes suggested. The locksmith measures the distance from the glass to the lock, notes whether it is tempered, laminated or plain, and lays out the options: a captive thumb-turn that needs a key only when you choose, a laminated pane or a tested security film that can delay an arm, or moving the bolt height. The aim is a door that keeps a stranger out and still lets everyone inside leave with one turn of the hand.

  2. 2

Swapping an old deadbolt in place

When an existing bolt is being replaced, the work starts by backing out the two inside screws and lifting off both housings, then removing the bolt from the edge. The bore and backset are measured against the new hardware, and any difference is dealt with before the new bolt goes in: a larger bore for a smart deadbolt, a different faceplate shape, or a spacer for a thinner door. The new bolt, cylinder and thumb-turn go on in the usual order. The old strike comes off too, the pocket is deepened if needed, and a reinforced strike with long screws replaces it, so the upgrade happens on both sides of the gap.

  3. 3

Looking after it through the seasons

A deadbolt asks for very little, and most of it happens twice a year. In spring and again in autumn, throw the bolt with the door closed and notice whether it still slides in freely; wood doors swell in humid summers and shrink in dry winter air, and the first sign is a bolt that needs the door pulled before it will lock. If so, a small strike adjustment puts it right. Give the bolt and keyway a puff of whatever lubricant the lock's own maker specifies, often dry PTFE or graphite, since some cylinders are serviced with oil instead. Wipe salt off the outside trim after a slushy week so the finish stays bright.

What affects the quote

  1. 1

    Storm door or restricted clearance

A tight storm door, a narrow lock stile or a decorative panel at bolt height can require low-profile trim or a shifted position, which is settled and quoted at the assessment.

  2. 2

Keying alike or a fresh key

Pinning the new cylinder to your existing key, or setting several doors to a new key, is bench work quoted per cylinder, plus the number of keys you ask to have cut.

  3. 3

    Travel to the property

Distance and access are part of any call-out: a house on a suburban street and a rural property down a long road involve different driving time, and the quote says so.

Deadbolt Installation: questions

Advice · (289) 306-0409

I rent. Can I have a deadbolt installed on my unit door?

You can, with a conversation first. Tenancy rules in this province expect a tenant to have the landlord's consent before changing locks and expect the landlord to hold a key, so ask in writing and share the plan. Many landlords welcome a proper bolt. The locksmith can key the new cylinder to the building's existing key where the keyway allows, and leave a note of the model and keys cut for the building manager.

Someone forced my door. Can the new deadbolt go into the same frame?

In most cases, yes. The locksmith examines the jamb for splits and stripped screw holes, glues and pins any cracked section, and fits a full-length jamb reinforcer under the strike so the new long screws bite into sound wood and the stud behind. A new pocket is bored to the correct depth. Where the jamb is beyond repair, replacing that section of frame is discussed before any lock goes on.

How long should the bolt be?

The bolt should extend at least 25 mm into the frame, which is the standard throw for a dwelling's entrance doors and the length most residential deadbolts provide. Part of the bolt stays inside the door for support while the rest sits in the pocket. A hardened steel insert that spins under a saw blade is a common feature worth having on doors that face a street or laneway.

What the census means at the door

19%

Newer homes. About 19% of homes in Markham were built in 1980 or earlier, according to the 2021 Census.

Recent builds often have steel or fibreglass entry doors rather than solid wood. They resist warping and take hardware well, and a locksmith fitting a deadbolt or reinforced strike works with the door's construction so screws bite into something solid.

56%

A mix of homes. Single-detached houses make up about 56% of homes in Markham (2021 Census).

Where housing types are mixed, the same lost-key call means different things. In a house, rekey every door on the property. In an apartment, rekey the suite door and check with management about the common entrance. The locksmith asks which it is first.
